Green Season:
(April, 16 - December, 19) 

1. No show or cancellations within 48 hours of the check in date - 100% penalty of the entire reservation.
2. 8-2 days - 50% penalty of the entire reservation.
3. Cancellations with 8 + days notice prior to arrival - No charge.

High Season:
(January 03, to April 15)
High season 2012: Minimun stay is 2 nights

1. No show or cancellations within 7 days prior to the check in: 100% penalty of the entire reservation.
2. 15-8 days - 50% penalty of the entire reservation.
3. Cancellation with 16 + days notice prior to arrival, No charge.

Peak Season:
(December 19, to January 02)

Reservations must be prepaid in full, 60 days before arrival by signed credit card authorization form.
5 nights minimum stay from December 24th to January 5th.
